Why Air Conditioning Isn't Just Air Conditioning
“Air con is just air con, isn’t it?”
That was the line from a private quantity surveyor recently, when discussing a tender based on a minimal scope of works. It’s a phrase we hear often, and it reflects a common misconception: that air conditioning is a like-for-like commodity. But in reality, treating all systems as equal is tantamount to saying a Nissan and a Rolls-Royce are the same because both are cars. While both take you from A to B, the experience, engineering, and refinement along the way could not be more different.
When air conditioning is specified on a project, most tenders are built around the most basic specification: standard wall-mounted units, visible grilles, no acoustic treatment, and a generic control system. That’s the Nissan equivalent – functional, but limited. What is so often overlooked is the breadth of options that exist in almost every aspect of system design. Access hatches can be detailed so they disappear into ceilings or joinery, while still complying with building regulations. Acoustic attenuation can be introduced to allow silent system operation in noise-sensitive spaces. Systems can be designed to provide simple background cooling, or to maintain 20°C indoors even during a 40°C heatwave. Service routes, ceiling heights, and joinery design can all be impacted by what level of system is required and how it’s integrated with the home.
Beyond the technical specification, there are wider project considerations. External plant may be subject to planning restrictions, and location may need to be considered for listed and conservation properties. High-rise and BSR projects add further compliance requirements. Each of these decisions influences the design, cost, and programme in the same way that choices of materials, finish, and engineering set a Rolls-Royce apart from an entry-level car.
Our experience has shown that when air conditioning is treated as a one-size-fits-all commodity, projects fall into the trap of false economies. On paper, tender returns might appear comparable. In practice, one contractor may be pricing for a Nissan, while another is proposing the Rolls-Royce. Without recognising that range of possibilities, the end result rarely matches the expectations of the client, architect, or design team.
